Hubby retired in July 2007. Our alternate income streams include an inherited IRA, real estate rental income and dividends/interest from investments. I’m retired! I have been since April 7, 2010. We found that we could afford it (Happy, happy days!). Make sure you have the financial backing to quit your job!

According to the July 15, 2010 Back to School Survey from the National Retail Federation, the average family spent around $600 per child for back to school needs, split between clothing (37%); electronics (30%); shoes (17%) and school supplies (16%). I also wanted a bit more diversification in our portfolio and figured an additional piece of real estate could help that. Our rental season is pretty much limited to 2 weeks in June, all of July and 2 weeks in August – sometimes with a holiday or two thrown in. I was counting on an average of 4 months rentals.
