Real estate is a great investment, because as Teddy Roosovelt once said “you should buy land; they’ve stopped making it.” But like any good investor, you need to realize a few important points before jumping into the often confusing real estate market. Real estate is a highly localized investment.

It seemed reasonable to devote a greater portion to real estate, in order to further diversify our portfolio. We planned our purchase in the heady days just prior to the recession of 2008/2009. We remain diversified in our portfolio and the property has regained it’s value from the ‘great recession’ downturn.

However, I had just taken on a new assignment and didn’t feel I could desert the post and leave my company in a lurch. Then the Great Recession hit so I postponed for a few years. When I was preparing to retire, I tried to go part time – but my company wasn’t willing to fill my spot with a part-timer.

We individual investors have all become market skittish since the recent huge recession and economic downturn. I moved my retirement savings from two company plans into an IRA. We also were over allocated in my last employers company stock, and the rising market made it easier for me to meet some selling price objectives.

Although we think of the Great Recession starting in early 2009, it wasn’t until 2013 that the 5 year CD interest rate fell below 1% – and has stayed there ever since according to Bank Rates interest survey data. Getting a business loan to start and grow a company might also yield huge long tern financial results.

I also wanted a bit more diversification in our portfolio and figured an additional piece of real estate could help that. Rental management companies may not distribute rental days evenly. I wanted a place for our family to gather – adult children and grandchildren along with us. Do you have a vacation rental?
