Real estate is a great investment, because as Teddy Roosovelt once said “you should buy land; they’ve stopped making it.” But like any good investor, you need to realize a few important points before jumping into the often confusing real estate market. Real estate is a highly localized investment.

It seemed reasonable to devote a greater portion to real estate, in order to further diversify our portfolio. We planned our purchase in the heady days just prior to the recession of 2008/2009. We remain diversified in our portfolio and the property has regained it’s value from the ‘great recession’ downturn.

Then the Great Recession hit so I postponed for a few years. Our alternate income streams include an inherited IRA, real estate rental income and dividends/interest from investments. In 2010, my company was just preparing to do their first round of recession related layoffs. Remember to include taxes as an expense.

I also wanted a bit more diversification in our portfolio and figured an additional piece of real estate could help that. Although the operating costs are typically covered entirely each year, the opportunity cost of having all that money tied up in a property (which lost value the year after we bought it due to the recession) is huge.
