We rented at first, but the rental situation in our new town was poor. While we were still renting an apartment, I researched areas with lower property taxes, scouted out my ideal neighborhoods, and waited for a smaller, less expensive house to come on the market. I was determined to buy a house that was less than we could afford.

We planned to rent out the property and thought it would rent quite a few days of the year. We paid around $200,000 in 2007 for the property with an extra amount for furnishings and a slip in a yet-to-be-built boat dock. Operating costs of keeping the condo rented have been higher than expected. Generate an income stream.

These condo sale prices have ranged from $192,000 (in the down market by a really motivated seller) to $265,000 for one that is furnished a bit nicer than mine. We have not had any causality losses or insurance payouts to us. Let’s say that we are able to sell it at $250,000. We negotiate really well for a 4% agent commission rate.
